Existing heat networks typically suffer from poor thermal efficiency, costly ongoing maintenance and a range of other issues such as over-heating corridors, poor reliability, uneven distribution of heat between residents and billing system breakdown.
These problems are typically structural and require changes to how the HIU works in each apartment, and often modification to the central boiler room.
We solve all these problems by retrofitting Minibems into each property connected to the heat network as well as typically making some BMS and boiler room changes. By doing this we obtain precise and definite control authority over the heat network and can fully optimise flow rates and temperatures according to real-time demand, leading to significant operational savings.

Our retrofit service is normally paired with our Efficiency as a Service offering, which means that we provide a minimum efficiency guarantee, so you know that your investment is going to pay for itself.
Guaranteed maintenance savings
Once the Minibems technology has been installed, our Telematic platform is enabled, providing complete remote visualisation of all moving parts in your heat network. If you take our Remote Maintenance Management service, then we remotely diagnose and troubleshoot all heat network issues without going to site. We then guarantee a maximum number of call-outs per annum, bringing you guaranteed maintenance savings.
Retrofit kit
The retrofit kit typically consists of Minibems HIU controls and resident touchscreen, electronically controlled heating pump and valves, heating and hot water flow rate sensors, half a dozen temperature sensors, a pipe spool kit and a wiring harness.
In a couple of hours, the HIU is transformed from being a dumb unit providing the same fixed heating temperature and pump speed all year, often constantly bypassing for keep warm, to being a smart cloud connected unit able to receive outside temperature and advanced configurations for automatically adjusting heat delivery to real time conditions.
The unit then benefits from Minibems’ patented flow control as well as a series of additional optimisations resulting in the same HIU operating with a much lower primary flow rate and return temperatures. The whole process, including the mechanical changes to the HIU, fitting new controls, bringing data network into the property, changing radiator valves and handing over to the resident is completed in under four hours.
